Your Roof Decides Your Premium

Bloomingdale and Buckhorn were built out in the 1980s–1990s; River Hills, Diamond Hill and the Lithia-edge communities in the late 1990s–2000s. Nearly all were delivered with non-impact windows and no installed shutters, and many are on their original or second roof.

  • Roof age resets — new roof, new insurance rating class
  • Wind-mitigation credits — sealed deck, improved attachment, secondary water barrier
  • Non-renewal protection — some carriers won't renew roofs past 15 years
  • All four systems — shingle, metal, flat, and mixed under one license

What Makes Valrico Roofs Different

Valrico is one of the densest concentrations of 18–25 year old shingle roofs in the county — 1990s originals and 2004–2007 replacements alike are hitting the age where carriers non-renew. These are larger hips with valleys and dormers, so flashing and underlayment detail matter. A code-built replacement resets roof age and moves the deck-attachment and secondary-water lines on the mitigation form; HOA color approval is part of the job.

Permits & jurisdiction

Valrico is unincorporated Hillsborough County; permits go through Hillsborough County Development Services and the $0-down county financing applies to qualified parcels.

Wind & insurance exposure

Inland at roughly 140 mph design wind with no coastal flood exposure — opening protection and roof age are the whole insurance picture in Valrico.

Valrico roofing questions

What Valrico Homeowners Ask

My Valrico roof is 19 years old. Repair or replace?

At 19 years, insurers treat a shingle roof as end-of-life regardless of condition, so repairs rarely solve the insurance problem. Replacement resets roof age and typically lowers the premium.

Does the $0-down program cover roofs in Valrico?

Yes. Valrico is unincorporated Hillsborough County, so qualified homes can finance impact windows, doors and roofs at $0 down through the county-approved program, with approval not based on credit score and repayment through the property-tax bill.

Will a new roof lower my insurance in Valrico?

Usually, significantly — a new code-built roof resets your roof age (a top rating factor) and earns wind-mitigation credits under FL Stat. 627.0629. If you've had a non-renewal scare, a new roof is usually the fix. Florida homeowners who completed these upgrades have seen premiums drop 30% or more, some by 50%+. Homeowner results →

Shingle or metal for Valrico homes?

Architectural shingle costs less and performs well built to current code; metal lasts 40+ years and handles wind and heat better. We quote both honestly at your evaluation and let the numbers decide.

Can an HOA in Valrico stop a metal roof?

Florida Statute 720.3035(6) requires every homeowners association to adopt hurricane protection specifications, and its definition of hurricane protection includes roof systems recognized by the Florida Building Code that meet ASCE 7-22 standards. An association may not deny an application that conforms to the specifications it adopted, but it may still require the owner to follow an existing unified building scheme for external appearance. Get the written specification and submit the application before signing a roofing contract. Metal vs shingle compared ↓

Metal Roofing in Valrico: Metal vs Shingle Roofs

Metal roofing in Valrico is a real choice now, not a novelty. Much of Valrico — Bloomingdale and Buckhorn in particular — was built with asphalt shingles, and a large share of those roofs are reaching the age where an insurer starts asking questions. When a replacement is on the table, the first decision is the material. This section sets metal and shingle side by side on the points that decide it in Valrico: what goes on the roof, how an insurer counts each one, what a homeowners’ association can and cannot say about it, and what to ask before signing. The Impact Protection Program installs both and prices both at the same free evaluation, so the comparison is made on real numbers for the actual roof.

Metal vs shingle roofs in Valrico at a glance

QuestionArchitectural shingleMetal
Up-front costThe lower-cost choice on the same roof. Roof replacements in Valrico start around $17,500.Costs more than shingle on the same roof. Hips, valleys and dormers — common on Valrico’s larger homes — add more cutting and flashing work on metal than they do on shingle.
How it is held downNailed to the roof deck in overlapping courses, with starter strips and drip edge at the edges.Long panels held by concealed clips (standing seam) or by screws through the face of the panel (exposed fastener).
Product approvalThe same rule for both: the covering has to carry a Florida Product Approval and be installed the way that approval describes.
Citizens’ roof-age lineOlder than 25 years: documentation showing at least five years of remaining useful life, or proof of a full replacement.Older than 50 years: the same documentation. Citizens groups metal with tile, slate and concrete as a “hard” roof.
Florida’s 15-year ruleThe same for both. Florida Statute 627.7011(5) is written around the roof’s age, not its material.
Upkeep to expectAlgae streaks, granule loss and lifted or missing tabs are the things to watch as the roof ages.On exposed-fastener panels, the screws and their sealing washers need checking over the years. Standing seam keeps its fasteners under the panel. Sealant at pipes and vents ages on either roof.
Summer heatDarker colors absorb more of the sun’s heat.Light, reflective finishes shed more of it. How much that shows on an electric bill depends on the attic insulation and the ductwork, so no figure is quoted here.
HOA reviewUsually matches what the subdivision was built with; color still goes through review.A visible change of material. Apply to the architectural committee before signing a contract.

Two kinds of metal roof

“Metal roof” covers two different systems, and a quote should say which one it is. A standing seam roof is made of long panels that lock together at raised seams, with the clips and fasteners hidden underneath. An exposed-fastener roof — 5V crimp is a familiar profile in Florida — is screwed down through the face of the panel, and each screw seals with a washer. Exposed-fastener panels are the less expensive of the two; standing seam has no screw heads in the weather. Either one has to be installed to its own Florida Product Approval, which describes the panel, the clip or screw spacing and the wind pressures the assembly was tested to. Valrico sits inland at a design wind speed of roughly 140 mph.

What the insurer actually counts

Three things, and the material is only part of one of them.

  • Roof age. This is where metal and shingle part ways. Under the rules Citizens Property Insurance put in place in 2023, a shingle roof older than 25 years needs documentation showing at least five years of remaining useful life, or proof of a full replacement. For a metal roof that line is 50 years. Private insurers set their own lines, and some will not renew a shingle roof well before 25 years.
  • The 15-year rule. Florida Statute 627.7011(5) applies to both materials alike. An insurer may not refuse to issue or renew a homeowners policy solely because of the roof’s age when the roof is under 15 years old. At 15 years or older, the homeowner has the right to have the roof inspected by an authorized inspector, at the homeowner’s expense, before a replacement can be required. If the inspection shows five or more years of useful life remaining, the insurer may not refuse solely because of age.
  • The wind mitigation form. The state’s OIR-B1-1802 form records the roof covering and whether it was permitted and installed to current product-approval standards. That question is asked the same way of shingle and metal. The other roof lines — roof deck attachment, roof-to-wall attachment, roof geometry and secondary water resistance — sit under the covering or in the shape of the house. Deck nailing and the sealed water layer are done during the tear-off, whichever material goes back on. Florida Statute 627.0629 requires insurers to offer credits for these features.

Whether a particular insurer prices a metal roof differently from a shingle roof is set by that insurer’s own rating plan. Before the material is chosen, ask the insurance agent to quote the policy both ways.

HOA approval for a metal roof in Bloomingdale, River Hills and other Valrico communities

Many Valrico subdivisions are deed-restricted, and a change from shingle to metal goes to the architectural committee. Florida Statute 720.3035(6) sets the ground rules. Every homeowners’ association must adopt hurricane protection specifications for the structures on a parcel, and those specifications may cover color, style and other factors the board considers relevant. The statute’s definition of hurricane protection includes roof systems recognized by the Florida Building Code that meet ASCE 7-22 standards. An association may not deny an application that conforms to the specifications it adopted. It may still require the owner to follow an existing unified building scheme for the external appearance of the home.

In practice that means two steps before a contract is signed: get the association’s written hurricane protection specification, and submit the application with the product approval, the profile and the color. The statute protects an application that conforms to the association’s specification, so the specification is the document to read first.

Roof repair or roof replacement in Valrico: which comes first

The material question only matters once a replacement is the right call. A localized problem on a younger roof is usually a repair. On a shingle roof of 18 years or more, a repair rarely settles the insurance question, because the roof’s age stays where it was. The building code has a say as well. Hillsborough County applies the 25 percent rule this way: on a roof installed before the 2007 Florida Building Code, replacing or recovering more than 25 percent of the roof area within 12 months means the entire roof system or section must meet current code; on a roof built to the 2007 code or later, only the repaired portion has to comply. The Impact Protection Program’s work is roof replacement. Its free evaluation starts with the permit history for the address and tells the homeowner plainly when a repair is still the sound answer.

Six questions for any metal or shingle roof quote in Valrico

  1. Is this a full tear-off to the deck? The deck nailing and the sealed water layer can only be done, inspected and photographed with the deck exposed.
  2. Which Florida Product Approval covers this exact shingle or panel? The number belongs in the quote, along with the fastening pattern it calls for.
  3. For metal: standing seam or exposed fastener? Ask for the profile, the metal, the thickness and the finish in writing.
  4. What goes under the covering? The underlayment is the layer that keeps water out if the covering is damaged in a storm.
  5. Who pulls the permit? Valrico is unincorporated, so the re-roof permit goes through Hillsborough County Development Services. It should be pulled by the contractor, and the contractor should meet the inspector.
  6. What paperwork is handed over at the end? The closed permit, the product approvals and photos of the deck nailing are what a wind mitigation inspector needs to credit the new roof.

For the insurance side, read how old a roof can be for insurance in Florida and what a wind mitigation inspection checks. The Valrico homeowner guide covers the permit office and $0-down eligibility by parcel, the main roofing page lists all four roof systems, and impact windows in Valrico protect the openings a roof cannot.
