Scoping to a fraction of the inspector's recommendations leaves state money unclaimed. Eligible low-income homeowners are handled differently: up to $10,000 with no matching requirement.
The Sequence That Protects Your Grant

1. Free state inspection
We set up your My Safe Florida Home account and file your request for the free state inspection. A state-assigned inspector visits and issues the official report listing which upgrades qualify.

We build a proposal that matches the inspector's report line for line, carrying the Florida Product Approval and Miami-Dade NOA numbers the state expects on every submission.

3. Both applications go in
We submit your grant application and your funding application at the same time, before any work begins. Financing decisions come back fast; the grant review takes longer. Nothing starts until your approval letter is in hand.

Common Questions
Can I really use both programs on the same project?
Yes. Because MSFH reimburses after completion and the county-approved financing funds the project up front, they solve different halves of the same problem. The sequence is what matters — both applications have to go in before any work starts.
What happens if I start the work early?
The grant can be disqualified entirely, and it cannot be corrected after the fact. Signing a construction contract, pulling a permit, or taking delivery of materials before the approval letter is issued is the most common way homeowners lose an award they already qualified for. We don't order, sign, or schedule anything until that letter exists — protecting the award is our job, not yours.
Is there a payment while I wait on the state?
No. The project requires $0 down, and nothing is due at completion. Your financing documents lay out the repayment terms in full before you sign anything.
What if I don't qualify for the grant, or don't want to wait for it?
Plenty of homeowners do the project now on $0-down financing alone and treat a later grant as a bonus rather than a blocker. Your wind mitigation insurance credits start the year the upgrade is documented either way.
Do I have to fill out the applications myself?
No. We handle the My Safe Florida Home application, the inspection request, the itemized proposal, the permits, and the reimbursement packet at the end.
